Currently, the competition is fierce the girl next door has become the competitor, therefore driving prices down due to a higher competitive inventory.

I do agree that letting go of this rate wouldn't be great, which is why I'm really pondering this decision...I think if the rate was higher I'd definitely be more comfortable with selling.
