I had to gently remind him that if he chose to back out of the contract, he would be the one breaching the contract and the buyer could sue for specific performance.

Pit bull dogs are generaly gentle by nature, unless trained to be otherwise. i would have no problem at all  with renting to them, given that i have net the dog  personally, like all my other tenents.

Was police called get copy of report.Take photo's of damage, get estimates for repair, Charge her for the damages, give her mutual lease termination.Get family involved and try and gently get her relocated off your property.Case worker at mental health facility may be able to help

Do you think it would behoove us to pay the additional 2k up front, make this property cash flow roughly $125/month better, but forgo the potential benefit of having that tax deduction (to anyone who responds, I'm not very tax savvy, so please be gentle with your responses to this), or should we keep the mortgage insurance as this tax deduction might be beneficial.
