I'm biased towards the spring, but fall is pretty spectacular weather-wise. 

the main risk for those you mentioned is Reputation and I think investors especially heavy BP followers rely on reputation bias quite a bit.

BP is a great place as long as you understand that most posts containing preferred locations have a strong marketing bias.

I personally believe Path of Progress is the winner given how much easier the analysis and projections are of such, but maybe I am bias, I find it very easy to identify and project such but again could be reflection of time in it. 

Hi Shrijan,Welcome to the forum.Personally, I'm not a fan of out of state BRRRR.On paper it all sounds good and great but I've been in the game long enough to have witnessed otherwise.I would always advise doing BRRRR in your own market if possible.There are too many links to a chain with this approach and if one link is faulty, you chain becomes useless.Otherwise, (Yes, I'm bias lol) an alternate solution is buying turnkey.Wishing you much success
