Things that are common in the U.S. are difficult in the islands, such as U.S. corporations and LLCs are considered foreign entities for tax purposes in the Territory which can cause problems and delays when you go to sell. 

The foreign company needs to have a EIN or a representative in the US with an TIN so you can look up its credit worthiness.

There's lots of information on there buying property as a foreigner through a trust, but I also have an option to buy directly as a citizen.

Do I establish each LLC in Florida and create a foreign LLC in NC/DC or is there a more efficient route?

Martin,If you have a lender who is going to offer you a Foreign National DSCR purchase loan for $100K or under with a rate of 7.625%, you better find a way to close fast.
