All depends on what your goals are and what market fits your game-plan/criteria 

Anywhere that has consistent or slightly growing population and a decent job supply may be a good fit.

One size does not fit all and I wouldn't take much stock in any advice stating that housing assistance tenants are better or worse as a whole. 

You have a natural advantage with other baseball players and providing them leases that fit their needs.Knowing a couple of others who have played minor league ball, your real estate strategy is going to be tricky because you will be very busy with baseball and it's travel.
