You don't know for sure exactly what their occupancy rates are but you can certainly get a feel for it by seeing what future dates are open.

I think AI will continue to get better with time but robots will never be able to build true trust because they have no feelings. 

The seller is out of state and even visited the project a few times to check on the progress which I think helped him feel good about the whole deal as well. technology made the whole process a lot easier in the interim.

The places I bought were all $200K plus (aside from one condo that I just sold-mostly because I was tired of higher turnover), so down payments were a lot more than with your properties.As long as you have reserves, look at the numbers- $1200-2400 a year cash flow on $13K.
