Have you ever taken out a loan to afford the down payment for a mortgage and do you know of any lenders that offer that?

I've painted more walls, ceilings and trim work than I could ever count in my lifetime and *I* suck compared to professional painters, and most of my paint jobs could pass for lower-end professional jobs.

So essentially whom ever is paying them or they single out is the lender you get stuck with and it may not be the best one.

U will never hit the numbers ever in renovations as there is no way to know the unknown.. just make sure there is plenty of margin above you all in price and cost of capital.
