As far as the “no cap” loans, that only applies if you don’t have a current VA loan, which if you refinance out of the VA loan into a conventional (something I recently did to save only $60/month but anticipating moving to a more expensive market in the next 2-3 years) you’ll have no VA loan and be able to take advantage of the lifted cap.

Your plan to househack is a good strategy for the NOVA market.

Do you think that will spill over to NoVA?

They have pulled electrical and plumbing permits for the bathroom, but are saying that a building permit is not needed since the two spaces are already framed and existing.I tend to disagree, as based on my research the county (Loundoun Co in No VA) wants a building permit whenever a room is finished or drywall goes up. 

Regarding networking events, where should I be looking to find some in the NOVA area?
