Hi all,New to BP and been drinking from a firehose--podcasts, books, consistent conversation with local realtor helping to find a property (connected before finding BP). 

She pays rent on time and when she isnt drinking she is perfectly fine.

Are we talking drinking friends or people you trust and have rapport with?

Stop hanging out with your deadbeat buddies that spend all day drinking, talking sports, and otherwise wasting away.

If you want to talk risk, put down the PE talk for a second and look at commercial real estate, inflation, higher defaults, forever wars, growing china dependence and the economy and tell me that real estate would not be effected equally across the entire board when the house of cards fall, yet dividen stocks (this is a fact) tend to out perform the rest of the market due to hardships not really keeping people from drinking coke and eating at fast food chains.

They are partying, drinking, playing loud music, burning their BBQ, smoking, and throwing up all over the carpet and couches. 

It's not for the faint of heart, or an easy cup of tea to drink. 

I say take a deep breath, step back, have a drink, chill-out, then approach the situation in a way to answer everything with MATH. use math, data, details to say how good or bad each property is, and to dictate what direction should be.
