I spent numerous hours researching from multiple sources the whole LLC question and asset protection matter and all the rabbit holes it opens.

If you had enough bookings I wouldn't go too far down the rabbit hole if the person isn't super serious. 

I would argue that the premium is valid due to the value I added to the property by getting the legal structure and agreements in place, then finding like-minded buyers.I'm looking for people to poke holes in my logic.
