We don't discount the co-op unless the seller asks us to. 2) On the buy side we provide a rebate to our buyers - again on a sliding scale. 3) For either buyers or sellers we can work on an hourly basis with them saving the difference.

i just look for risk in posts - since I don't know the people in person i have to go by what they post, and so here i saw the same thing @Travis Timmons did - 'stacking' risk factors:-from California-probably chose Cleveland solely because of the price point and not because of any market knowledge-asked about borrowing 100% and asked about forming an LLC-did not indicate anything about strategyto be very clear - these are fine questions that OP is asking, and out of state investing is a fine strategy.

Also many title companies TODAY require a KNOWN notary.. so either they do it or they send you a vetted mobile notary that will cost you 150 to 200 for each sig.and yes this is why you dont buy the way the OP bought.. now he has a to chase his tail all to save a few bucks up front on title and escrow fees..

@Lucas MoralesIf you have coin op laundry in the building as well make sure you have a machine that gives quarters as I have had people use the vending machine to get their quarters for laundry and you have to constantly restock it.Personally I would say it’s not worth it unless you are far from grocery / convenience store.

Thanks for tagging me Joe.. if we are talking about Jackson MS  I owned about 200 section 8 houses there and agree with @James Wise no way no how is the characterizations in this post from the OP correct its the complete opposite thats why I own zero homes in jackson and would never very do section 8 or any rental for that matter there..
