With a 0% down VA loan and now a property value of $650K (+) we have refinanced a few times to get locked into a 2.25% sometime in 2021 and are now enjoying all the benefits of dealing with some long distance property management.

FWIW the house is a 5/3 and walking distance to campus and football stadium.

Given the size of the transactions generally offered on crowdfunding sites, there aren’t enough secondary trades large enough to make the economics work systematically (besides the regulatory constraints) for Broker/Dealers to be incentivized to help LPs to redeem their positions via a sale/transfer to a new investor before the end of the investment period.

Ive seen many attempt to DIY on their own form a distance and fail.  

I was wondering if anyone has experience with real estate investing from a distance.

Been through most of the thought processes above but due to time constraints and uncertainty on going it alone right now in a property or properties, DST's are the probably the best route for this bucket of cash.  

It's a great area within walking distance (5 minutes) to shopping, grocery, coffee shops, and historic neighborhood, and about 5 minute drive to downtown.They are asking $695K for it.
