And you can tailor it to you, so 1) You certainly don't have to charge 100% while vacant (dependent on bldg. layout, thermostat access, etc.) and 2) You can tailor the Gas/Electric as you have brought up so maybe 50/50 all except 60 unit 1/40 unit 2 for electricity... etc.

Along the same timeline we contracted another property and after a day or two realized that his loan product would not fit that particular property so we promptly told him that we were going to go with a different lender and the guy got very upset and went off on us etc. etc. and even brought up the properties that came back with the lower appraisal.

Buyer doesn't have all of it and needed the small difference to bring to closing which would then be paid back at closing from the seller side for the $ I brought for the borrower.
