Hi there BP Nation,The deck around our pool has deteriorated rapidly over the winter months to the point where it is becoming unsafe.

What can I do to keep it from deteriorating?  

I used Denver Mortgage in the past, but from what I can tell they are either out of business, or the quality has deteriorated very badly.Any recommendations on where to look?

What I found was lovely homes in areas that if you just took a picture of the house a absentee type buyer would be quite pleased.. the issues tho come when you actually are in situ and travel the streets. and I know they talk about its block to block etc. but the problem I was in my 3 years lending there was blocks turned for the worse I never saw any get better.. as stated above the renters moved in the owners moved out and the blocks deteriorated. 

Regardless of who is "right" or "wrong", if the tenant/landlord relationship has deteriorated to thinking of terminating before the tenant ever moves in, then you as a landlord, and they as renters are just not a good fit.

Thus, depending on how much it's deteriorated, caulk and paint may buy more time.
