I'm sure there are agents and investors with deeper insights, but for most of us, a consistent, long-term approach—similar to dollar-cost averaging when investing in index funds—seems like the most practical strategy.That being said, I am also interested to hear what others have to say though, so thank you for the post!

Most investors are greedy they hear they need a 10% return the 1% rule or the 2% rules and thing its a failure you dont achieve that and then they take these risks they are not prepared to handle emotionally.

You may want to remove yourself from the situation since you are emotional about the situation.

Don't make emotional decisions because you are "in love" with the property 

Generally the time horizons are longer and you need deeper pockets.If you have already had some success in SF rehab, moving to apartments is not as different as moving to development.

There’s no room for emotion in investing—if you catch yourself getting eager or excited, take a step back.  

If you represent yourself, you have an amateur that is emotionally tied to the deal.

Eliminate all your bad debt first, prepare your savings even deeper and put it on a downpayment for a single family house if you do not have one.

Hard lesson learned for me that my family isn't to be trusted ever again and that I need to severe my relationship with them completely because they have harmed me & my child emotionally & financially.
