A few of them seem somewhat spammy to me (e.g. people constantly posting about properties they're selling at a discount) and not much helpful advice.

Kudos you've saved and put yourself in a good position to start out on the right foot by house-hacking.  5 years ago my wife and I bought our first and now we have 9 units and have really scaled our passive income stream through those rentals. 

Here's why some choose bricks and mortar:Tangible Asset: You own a physical property with potential for appreciation.Leverage: Use debt (mortgages) to magnify your returns (not possible with stocks).Passive Income: Rents provide a steady income stream (dividends are not guaranteed with stocks).

I suspect the owner could sell the property to a third party free and clear of your lender's claim to the income stream.
