Oh, primary house is in a flood zone and we had a major incident during IDA but our house was raised so meant to deal with floods so no damage but more a pain in the *** so concerned about dealing with that with renters or if more climate issues happen, could impact future value of the home.Would love any thoughts or ideas!

However I would prefer to stick to south and south east states for a warmer climate in the winter months.  

The determining factors on which markets to consider investing include: a stable and diverse economy, low property taxes, landlord friendly laws, job growth, population growth and a business friendly climate.

Most of the people that I know who really love investing are over on the east side, smaller towns, drier climate, better prices

Air conditioning in a climate where there is more than 30 days at 99 degrees a small add. 

some people take into consideration things like landlord/tenant -friendly states, where they'd want their kids to inherit property, higher-appreciating states, crime rate, climate, MTR/STR potential... sooooo much to consider here! 

Wichita, KS is a great market to invest in and we have a very supportive climate here.

We have only a few stipulations about where to move to and start anew: We like a warmer climate, and we want a good market to start our portfolio!
