When an existing business purchases a new truck to replace the old one.As far as the morality of paying or not paying, that is the vanilla / chocolate argument.  

Personally mine liked to eat tostitos and chocolate so that did the trick over peanut butter haha

Here in California we are into earth tones.Beige with chocolate brown or medium grey for exterior combined with light grey or two tone for the interior.Blues and greens are more popular in coastal properties.

And a bowl of quality chocolates on the dining table! 

Pro-- They pay on the first of the month - I dont go to rent court - I generally rent for slightly higher than market in my low income housing areasCons- Sometimes there is entitlement- Typically a section 8 tenant can be more dependent on maintenance issues It's like a box of chocolates :-)  I have met some really fantastic people over the years who are just trying to get by with the tools they have.

Bringing him chocolates and losing sleep at night won't change that.

I've been known to show up at job sites at 4 a.m. in the morning when there was an early pour of concrete in the winter, and take everyone hot chocolate and donuts!

We went with cream  to brighten this one up....and chocolate front door and garage door (not in picture below as it's out of date).  

Hotels give complimentary breakfasts and leave chocolates, etc.

Spray the rooms with Fabreeze or make chocolate cookies and microwave them so the smell lingers.
