I’ve househacked for 6-7 years now and I’ve found that house hacking was the most low risk, high reward type of  way for me to invest in real estate.

In retrospect, some yellow flags found by the property manager during the tenant screening are now bright red flashing sirens, but the tenant showed decent credit, had a positive previous landlord reference, wrote a charming cover letter in his application, and applied through the referral of a reputable real estate agent.

Congrats on making the move toward sober living - my husband owns and operates a sober living business here in the Denver metro area and although it can be very hard, it's also very rewarding!
