I think the more people that call them we might have a chance of opening 1 big class action lawsuit.

But if there is a chance that the previous person could have done something and it just became dislodged and blocked it, no. 

I'm 60 so don't want to take the chances that I would if I was 30. 

If you have a contractor that you are asking to come back to do/fix stuff to finalize the job and you still owe him 80% of total balance its a pretty good chance that they will come finish everything to your standards even if they have to come back several times to do it.

I hope you do get a chance to visit, because despite all things, the falls are certainly a sight to see! 

If something has only a 1 in 2 chance of occurring but returns 10x if it occurs, that is typically a good investment.My last purchase (not the one I am currently under contract but last purchase) was large negative cash flow at aquisition.

You need to minimize upfront expenses because 100% of your investment is at risk and lost if the lot is not buildable.My favorite strategy is to locate the property and tie it up for usually no more than $100 for a period of 8-12 months, analyze it myself and if I believe it to have a chance at being buildable I create a permitting plan and market the property to other investors/builders willing to take on the permitting risk.  

Most of my fix-n-flips are financially at least second base hits, or home runs, but this one was barely a base hit.
