If you buy a property with chrome or brass fixtures, you can easily change to either brushed nickel or Oil rubbed bronze with the appropriate colored metallic spray paint.

If your contract states that a certain outcome is expected,  such as house trim painted (rather than house trim will be painted with a horse hair brush with two  coats of paint with brush strokes in both horizontal and vertical direction)  and a general time schedule, such as completed by a certain date (rather than will work 8 am to 3 pm Mon through Fri) then you have a better chance of saying the person is a contractor or independent business rather than an employee.Think of how you deal with a plumber--The toilet is clogged.

I can speak from experience, not as a medical professional, but as someone who has worked in commercial real estate and is very close friends with multiple medical professionals (surgeons, doctors, etc.).Focus on yourself and your practice firstIt sounds like you are enticed by the "idea" of passive income, but have no land-lording experience to understand that this isn't truly a passive business.Doctors (painting with a broad brush here) aren't known to be good business people or good with their financesMy theory on this is because they are in school until their 30's living on student loans.
