Mobile homes in Parks are affordable housing as well as MH on private cheap lots in certain parts of the country.. and then of course you have HUGE areas of the mid west and rust belt were you can buy all sorts of houses for 200k and under.. they already exist..

While I don't have 7 years under my belt, I can say the majority of my properties I own/manage have been done in today's higher interest rates and prices. 

I'm a "newbie" by definition with one duplex under my belt but would be interested in meeting up as well to share stories and explore opportunities.  

Your traditional bank in most instances is going to take the loan and resell it on the secondary market.For House Hacking, my favorite concept is  purchasing a duplex, triplex or quadplex, you accomplish 2 things in 1 step, you get a roof over your head, and at a minimum you get someone else to help pay for your mortgage, and when its time to move out, you already have your 1st investment property under your belt.

I've done zero commercial deals since and maybe if I would've moved forward I would have a few under my belt.

Are you looking to buy your first investment property or do you already have some experience under your belt?

And when you do go through a cycle and have to tighten your belt or some deals just dont/or did not work..

When I selling my first flip, even after 50+ transactions under my belt I still had my father negotiate on my behalf.
