Generally you can weed out many individuals based on income, credit, employment history, previous residences, and overall behavior compared to other candidates. 

Also very different behavior as far as how far in advance they book (the larger tends to book much farther out).

If they don't, you can start the eviction process to get them out for criminal behavior and lease violations.

Personally, I think the taxes are high and the services you get for your taxes low there.I know people that invest in Detroit but you must know the area down to the street and have excellent property management.However, I just talked to my CPA today about a referral he was sending me who is a client of his that has 30 rental properties in Detroit and selling them all because the City doesn't really help, charges for everything, and they never have given a security deposit back to a tenant after they stayed because of their behavior or lack of payment.

If you  do plan on moving into the quad you should identify what unit you desire - maybe based on the rent amount or the tenant behaviors, etc.. 

What I’m trying to understand is the complaints many plaintiffs are bringing, outside of a truly negligent behavior by a property owner.  2) Are you seeing LLC pierced by plaintiffs against property owners with mortgages in their personal names , but with the properties themselves in LLCs?
