It's easy to find someone who had one bad experience with any lender, but I can easily say 99% of my experience with Easy Street has been very positive. 

Run a credit/screening report on yourself.

After merger of my PM company with national company my experience went from good to bad to worse now. 

I had to put 20% down and I bought it using personal credit.

You can go as low as 10% down and there are programs that allows this for first timers with good credit.3.

Also, would this loan help build my personal credit, or would it only report to business credit bureaus under my LLC?

The builder offerred $15,000 credit to be applied, however you wished EXCEPT can not be used for price reduction. 

I didn't see a location option for Ventura, County, CA, I hope that's not bad news. 

I haven't spoken to the county yet, but will make that phone call today.As far as financing -- I was leaning more towards getting a business line of credit or using a business credit card and rolling it over to interest free cards.
