In October 2015, HB 174 adjusted several residential property laws including 47G and 47H, and the UTP remedy changed to a more concise (paraphrasing here) 'evictions stay in district court and the aggrieved tenant buyer can initiate "asserting that claim in a separate action"'.The way to avoid problems is to follow the law.

Great post Stephen - I was getting dumfounded by Joe's assertion but I think your last paragraph clarified where the rub lies - why wouldn't you increase rents (albeit slowly, perhaps over a couple of years) if the market is a 7-cap market when the property prices rise by the $20k?
