Then I consider letters of reference, cosigners, and added security deposit in order to meet approval. 

They should have also gotten approval from you before charging and doing repairs.

The inspection and approval process of s8 basically causes s8 applications to be lowest priority processing.  

- You've got to go to the property for showing- Many do not show up, so you waste your time- Then you have to have a legally compliant rental application & lease- Some approved applicants disappear the day before or day of lease signing!

@Sang Kim- thanks for clarifying you are trying to get a commercial loan ...this is a  completely different product than a home loan ...You still should be able to  locate and obtain a good commercial loan  without  having to pay any fees upfront  ( other than possibly paying for the appraisal after the  loan has been  approved )

My credit should be the highest allowable also and I shouldn't have problems with approval.

Shayan,Best option to avoid issues and stay risk free along with having a better approval chance would be to go with a Cash out refinance.

., than sold the approved ready to go deal with plans to a builder who completed the redevelopment and made themselves a nice penny also.

Other software also has bank feed integration, automated income tracking, receipt scanner, accountant-approved reporting, etc.Of course, it totally depends on what features you prioritize!
