I assumed some would need replaced, which would be okay, but I would hate to see it all trashed.I guess in that vein though, I hear that a lot about LTRs -- the horror stories -- and we have been blessed with amazing tenants (generally) so I was thinking it would be along the same line where it would be something where you would want to charge high-end and screen intensely to try to get a tenant that just is transitioning and can benefit from the furnishings.I know that could still happen though, even with all the precautions you can take, so it's something good to consider! 

Amazing Jonathan, for me I always Keep updated with the new opportunities In the Market to analyze each Opportunity to take the Winner One, Yes, I totally agree with you that we should always keep updated with the market so that when we decide to invest, We Put Our Money in the right place.

With all respect to AirDNA and the amazing data they provide for STR owners, their pricing tool is not on par with most tools available there. 

BRRR'ing sounds amazing, until you need to borrow money at 9-15% and have a significant monthly payment and are scrambling to get the project done quickly. 

I think BiggerPockets is an amazing platform for networking and learning from other investors.

It is amazing how many times I have seen the cash flow represented as rent - PITI and to compound the issue they did not realize the ADU would increase their property tax.   

On paper some of these buildings had amazing metrics, excellent cash on cash returns, cap rates, etc, but when I looked at the buildings I found the neighborhoods were rough, there was poor management in place, there was lots of deferred maintenance to address.

Desperate - experienced, nothing to lose type of situation, and the opportunity is so amazing that it is life changing  (Ah what the heck, he was already on the edge, it may work, it may not, but he was in a desperate situation)I wouldn't recommend it for normal people.
