Two, you'll have a much easier time obtaining a mortgage product if you have a track record of W2 income.In the meantime, continue implementing the strategies you mentioned: save religiously, build your credit, pay any existing debt owed, etc.

Less oversupply with that product type and more renters that were renting the more expensive bigger cabins are choosing the lesser ones because they love the area but don't want to spend as much on rent.We've talked with several long time investors out there and there isn't a one that have held on to their cabins over time that aren't still adding more.

Here are a few reasons why: 1) No DTI or personal finances considered outside of showing you have the cash to close, 2) Qualify with the rental income for the property you are acquiring (100% of it), 3) rates comparable to conventional mortgages, 4) close under an LLC and no credit reporting for the new loan.

Buying with an LLC is a great way to safeguard yourself and your property, highly recommended, however, if you’re purchasing through an LLC that was not formed specifically for the purposes of acquiring your investment property, ensure you own more than 50% as LLCs can get complicated with multiple equal shareholders.
