And by the way, yes I did get very expensive liability insurance to CYA since its me there the owner do the talking with peopleI am in a little college town of about 40,000 people (near SHSU with close to 20,000 undergrads alone) still a small area so no actual apartment management companies that will guide me based on experience with my kind of product.

If you go to a 30 year mortgage, I believe (if I remember correctly from my undergrad days) the break-even point is year 22 for principal and interest.

Second, I agree that in today's market, the undergrad really isn't very important unless you are going to one of the twenty "top ten schools" (just think about it for a minute).
