I think you're putting the cart before the horse.

I even gave you a vote, man.But for some reason, of all the things I pointed out in response to the original post, you feel the need to keep harping on that one thing I mentioned, like you just have to keep beating on a dead horse. 

Market seems to be saying your units are economically productive and on par with comparable units as is (based on tenants grabbing them).And, as you know now, that new smell and model home appearance of the totally remodeled and rehabbed unit will fade fast when the tenants treat it like, well, a rental...So you may just end up remodeling again if you sell or get a rough tenant..I tend to do more work on units prior to a sell and let the horses run with a rental with tenants in place that are relatively happy.

Instead of a pool table, I would put a horse shoe pit outside along with a grill. 

I don't think they would damage a house burrowing under a house, but their holes could certainly break a horse or cow leg. 

I don't know if they are assigning the contract or double closing but wanted to get it from the horses mouth rather than make assumptions.Do real estate agents like to work with wholesalers?

Combining the two is a cross between a horse and a donkey. 

Further south is good for seasonal rentals (and I have on at White Horse Beach on the market now!)

As a former VA employee and a mother of a son who is a Navy veteran taking advantage of the post 911 GI bill for schooling, I have to say at least some of what your tenant is claiming in terms of not being able to pay the rent sounds like what comes out of the south end of a horse going north.Depending on what your rent is, the BAH from his GI bill should, alone, cover the rent.
