Was just about ready to pull the trigger on one of the many courses that are offered out there, particularly Pace Morby’s, but after reading several posts full of reactions to the question “should I join and pay for a course?”

Hi, I just got an accepted offer on my first property (4plex) in Anderson, IN.  

After talking to another family member they said they would be willing to go in on the duplex and offered to pay the $40,000 down payment and help with any repairs but they want to be "partners" or "own" a percentage of the duplex.

A few others have called out Hemlane, who appear also quite responsive here on BP and also offer a degree of repair/work order management baked right into their middle/upper tier offerings (versus having to bolt-on as with RentRedi + Latchel). 

At the time, just about everything was going for much higher price per square foot and with multiple offers.

But it certainly seems like you're right that BP offers much more in general

.- Does anyone see any flaws or can offer some improvements/considerations to the financing strategy of this plan? 

In order to entice me to invest in spite of my hesitation, a better ROI must be offered to me.

Zoho has an in-built dialer and can integrate with SMS services, offering a good balance of functionality and ease of use.Each of these CRMs has its own set of strengths and potential limitations, so I'd recommend taking advantage of any free trials or demos they offer.
