What's your thoughts on me setting up owner finance on my property?

Working on getting my entity structures set up and need to separate finances.

This is a good tenant of 5+ years, and I don’t want to cause unnecessary friction (I’m just trying to set up automatic systems for myself).

You're asking for trouble by setting a number. 

It seems like there's a lot of opportunity right now in that SEPA and South Jersey area (I'm on Long Island but have worked with folks who operate down there), and you're setting yourself up with smart partners, so you're ahead of the pack here already.I do have a good relationship with a strong commercial brokerage firm in that area, let me know if that would be a useful connection for you.

- What parameters do you set for your tenets income in order to rent to them (example: gross income 3x rent)?

Grading is set to begin once weather gets better.Bank loan is also part of this but  they also are asking known friends to fund the project in return of higher interest rate . 

I’m also in the process of finalizing my business plan and setting up my LLC.
