I need to break up an old patio, level, lay drainage, and resurface with some other masonry patch work.  

We also refinish and re-surface a lot of things like cabinets and floors for our rentals so re-using and reducing is huge.We have 4 community dumpsters, from 2-6yds so they all share the load. 

We installed a new roof, new flooring, lighting and plumbing fixtures, resurfaced countertops and painted the walls and cabinets.

I fear if Covid were to resurface in the fall, they could easily be right back in the same situation.

You should also factor in the cost of resurfacing a pool in AZ every 12-15 years.

That budget did not include new windows, parking lot resurfacing, mailboxes, signage, demo on the 2 4-plex, and did not include new hvac on many units which would've brought it up to another $200k in deferred maintenance.

2 months ago I hired Anchor Pools in Pasco County to resurface an existing pool and install pavers on the cool deck.

Maybe need to re-surface counters and cabinets.  

It took a month to clear the smell (she also had two dogs and two cats who urinated indoors) with fans, filters, repainted surfaces, stripped and resurfaced floor, and more.  

I like Adrienne's idea of resurfacing what is there.
