In researching it sounded like Delta was going through some changes/growing pains in that area.

I've been researching and viewing properties throughout the South end area and a little bit on the North end. 

While doing that, you should research places that are good for investing.

For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind. 

Texas A & M has the Texas Real Estate Research Center so I'd imagine they would have some good courses.

I've done a lot of research and my twin sister owned/ran a STR (so I learned from hers too), but I haven't owned a STR myself.

@Mark Sullivan have you researched portfolio loans? 

Most other things are worth attempting to resolve yourself after ensuring safety and doing research.
