I suspect that a few moderators will be needed to boot out the people like the one that posted all lose gain muscle posts in the RE Success Stories the other night.  

Now that I'm more comfortable with real estate investing, I'm working on setting up a jointly owned remodeling syndicate and using the dividends to buy personal rentals at a faster pace. 

If I can present these potential investors with a legitimate wholesaling opportunity, having transparently quantified my due diligence on the property, I believe that this could be my way to break into the REI world.After reading many forums on setting up the business side of REI, I think having a Parent/Subsidiary structure will be most beneficial, as not only will I have personal asset protection, but also because LLC's are cheap and easy to set up in Michigan. 

You should speak with an attorney to give you the best guidance on setting up the partnership.   

I plan on setting up an LLC to purchase and hold Title to properties using all cash from the HELOC.
