A cash buyer just made a verbal offer which I verbally accepted and we shook on, then I sent him the contract and he saw how much I was making.  

I told my neighbor judge what happened and he shook his head and smiled saying something about not everyone would call out the Army for that...he got a kick out of it..

We connected, chatted, grabbed a beer, shook hands and now have our third property (I think waiting on seller) under contract.

When he heard a few years ago that I was going to start buying rentals he shook his head at me and said I would lose everything.

I don't know if it has to do with learning styles or what, but the "nightbeforetheexam" was recommended to me and it only shook my confidence.

@Chris Madden COVID is driving up foreclosures and you can position the opportunity as a win/win to the owner.

Incompetent title company messing up paperwork is maddening, but I don't think it's as common as my prior example. 

I was looking at a 20 unit complex priced at $1.2M last year, and when I mentioned Cap Rate my equity partner shook his head and said (basically), "This deal isn't a Cap rate deal...you've got to check comps."
