It would take you 3 years to pay for a roof or one month of vacancy would knock out a year of cash flow.

The idea: buy a property that can yield a lot of cash and knock out a bunch of the monthly payments.  

You knock out two or three birds with one stone here by finding an investment property, a place to stay and giving your mom some space.

Now is a great time to knock out the continuing education requirements required by your jurisdiction. 

Have someone go with you, if the person listing it won't be present (ideally a contractor to knock out two birds with one stone!). 

I don't expect to get rich fast or anything very fast until I DO knock out these loans, but was hoping to at least get my foot in the door and maybe 1-2 "low risk" properties could cash flow my student loan payments.

This is what I base my judgment on with this- I don't see us having to knock out details like that in advance.
