Primary residence requirements

I own a few investment properties and part of of a small business in the town I grow up but I currently live in a bigger city about a 5 hour drive away. I end up making the drive pretty much every other weekend and have been staying at my mom's house when I am there but I feel like I am starting to overstay my welcome to some extent and would like to be able to focus more on work some of those weekend. I am thinking about purchasing a multi-unit property and keeping one for myself. My question is, what are the requirements for something to be a primary residence? I also travel a lot for my "day job" spending 19 weeks out of town for them plus the time spent working on my investments if that matters toward the "majority" of the year.
