If the goal is to buy, you are inherently not interested in being patient for the best deals, but rather your entire paradigm is centered on buying a "good enough" deal.

You may have to decide between cameras and using ABnB.....And having a clothing policy is not good enough....we know that most people, let alone kids, will not read the fine print or follow rules anyway.

Find a good-enough property, get some experience, and repeat again in a few years. 

The key will be ensuring you have a good enough (1-1 or higher ideally) DSCR ratio in addition to a strong credit score.
