I've come full circle and I'm, once again, living in the Midlands of South Carolina after quite an adventure.I'm a Marine Corps veteran and father of a healthy,  1 1/2 year old son and a 9 year old fur baby of the canine type

Now you have fur everywhere and a guest that is allergic to pet har checking in  2 hrs from now.

Down side of not working at the office:No free coffee, no morning doughnuts, no office lunch on Fridays, no 5:00 PM beer in the fridge and can't make free photocopies sitting on the copier.The upside:No task master cat looking over your shoulder all day, no fur-balls on your keyboard, you won't get hit on for favors by other employees and you can keep your own health insurance plan.

When she moved out, there was a huge mess made on the home, (Trash, carpet was left extremely dirty, messy toilets,  dirt and animal fur all over the place and strong smell of cats including evidence of cat claws on the carpet steps.

Or are you just looking fur investors that want 8% return and nothing to do with the properties?

I completely understand, i feel the same way and even more limited in that i have a hard time finding the ones that want hand outs. i noticed it said you are in Richmond, on one of my post i had a guy respond by the name of Brian Rhodes. he re furred me to the Richmond REIA.
