well yea, i used to use software like propstream and i've been telling you folks I know my market much way better than my licensed real estate agent.

The folks on BP are a great resource as is all the training and tools. 

You can create a website in seconds nowadays but I would also provide him a pitch deck to show how this works and that he is not going to have to evict you in 5 months because payments are not being made. 

There's a few other exceptions such as a tax lawyer, but I find that a lot of folks find comfort in just having me respond to any notices that they might get.

As folks are telling you it is hard to say since it all depends on what you need to do.

There's been several arguments on here with people using historicals and gaslighting folks that dismiss them.
