You've gotten some excellent advice already from all these fine folks here..the only thing i could add, is don't make them feel like the ugly duckling although they probably are..try some nice looking fliers made and hand them to everyone in the community with new guidelines and future changes in policies to make sure EVERYONE knows your new management style..if they feel targeted, they will act in self defence..

Protection wise insurance is your front line of defence, keeping equity in the properties as low as possible will also limit your risks. 

I have lived through furnaces being stolen from the property, water heaters taken, siding removed from  the houses that had siding,   Copper pipes being ripped out of our houses, to Ministers who rented our homes saying they could visualize themselves living there forever, but inside meaning to never pay the rent of course.

So in my defence, here is what I thought I was offering:A deal that they didn't have to do any marketing to find.A deal that they get half the profit on by doing less work, because I would be doing everything.
