At the end of the day time is a factor of money, if it will take you 2 years to get to proforma, that's 2 years of smaller returns and that should reflect the price as opposed to you purchasing at proforma day 1. 

However, take a walk through one of those Morris Invest "C" neighborhoods even in the daytime and tell me if it feels safe or decent.

I only do the viewing during the daytime hours and someone else on my team (usually my husband) will always know when I am showing a property and to whom, as I leave the information in our office.

We had our house burn  down   a total loss  due to a remote control  traxxas  battery charger within 30 minutes whole  house suffered  smoke and water damage happened  about  a year and a half  ago thank God no one was home and it happened in the day time.
