as mentioned above i would find a househack property in need to cosmetic upgrades that has below market rents. make the necessary upgrades (ie. appliances, flooring, paint, laundry, fixtures) allowing yourself to bring the property up to market rent standards and increasing the rent.I'm not too familiar with the market/properties in MI but in central MA we have a lot of triple deckers that are 100+ years old.

Here in Central WI it is the most common to have students pay by the semester (one large lump sum), and then also a small amount for summer if they decide to stay. 

For example, electrical is original from 1960, there is no central AC - heating it through baseboard heaters

I have a 3 family under contract in central, MA. 

We have SFR, some limited number of townhomes and condos, and large apartment complexes. 4 plexes are pretty rare here except in the older central part of the city.
