Vacancy rate, Sewer, water, Repairs, Cap Ex and sometimes closing costs.I am looking to invest my first rental property in West Palm Beach particularly in Boca Raton, Delray Beach or other surrounding areas.Any advise on how to go about finding these costs so I can analyze the deals properly?

Curious to know year built, renovations done, location in Raton area, expenses etc.

Hi,I’m vacationing in Boca this weekend and early next week and would like to get to get her with agents interested in working with Investors.

Couldn’t earn that in the bank so it was a decent place to park some cash.Now we’re looking to buy our own place in Boca as we’ve been renting in Wellington until we got to know the area better.

@Chad Urbshott Yeah, there are a quite a few houses where you have your “neighborhood” association and also a “master” association, most common in west Boca I believe. 

@Marx Laurore there are several meetups like BREIA (Broward Real Estate Investment Association) that meets in Fort Lauderdale and the Distressed Real Estate Investors Association that meets in Boca.

I can only imagine the carnage if I had a $$ incentive for my kids to police their siblings...... or rat on my wife or me.....
