I have to say that Memphis Invest has set the bar high and is a model for the turn key industry which makes everyone strive to be better. 

You will need an attorney if you have a deal that has specifics that are not covered in the FAR BAR real estate contract.  

@Angela Yan Yes to both of your questions = )  We plan to use it as an investment until our cash flow is sufficient to reach financial freedom, which should be in the next 2 years barring any global real estate meltdown. 

Unfortunately, I found that the owner had lost his mortgage and real estate license in Minnesota for equity stripping, breach of fiduciary duty, incompetence, fraud, lack of disclosures to consumers, and violation of an order to produce records, other forms of misconduct, and is permanently barred from mortgage origination or servicing. 

After two years of tax returns showing +90k/yr you should qualify for a conventional loan no problem - barring you don't buy a lambo. 

At work I have been promoted and gotten myself a new job that pays over 50% more than my entry level pay, my rentals net cash flow nearly double figures per month, and real estate has allowed me to purchase my own little sports bar.

Newark is rough in plenty of areas and EO has bars over the toll booth slots on the parkway.

I would consider downtown Stroudsburg then. you wouldn't get that traditional Poconos vacation home in Stroudsburg, but in downtown Stroudsburg there is plenty of restaurants, activities, bars, and shopping.

That area is being fueled by bars and restaurants alone and we all know that doesn't last long unless jobs help fuel it. 

If you don't set the bar now you never will.
