Here's a balanced approach you might consider:Given your tenant's excellent track record and the longevity of her tenancy, it might be beneficial to handle this situation with an eye toward maintaining that good relationship.

Bottom line - I am driven, organized, capitalized, and ready to build mutually beneficial, long-term relationships.

It's great that you already have an agent connection, but It will take time to build those other trusting relationships and familiarize yourself with a new market.

That's for RE, Stock market, budgeting money, relationships, etc. etc. 

Many contractors will not enter an occupied house using a contractor box unless they already have a relationship with you.

Instead of denying them, can we refer them directly over to the owner for them to sign a lease with the owner who is willing to effectively manage the contract, payment and relationship BUT would still want to retain us (albeit for a lower fee) to deliver ONLY guest and property care activities (guest communications, organizing cleaning, lawn and pool care etc). 

Build a relationship now for the future or switch to a better tax person.  

They don't get to sabre-rattle, threatening legal action and still maintain the same relationship with you.  

From the description of the duties that a broker will help you out with, it sounds like this is the type of person that I really need from the get go to help me get started out right.I'm thinking one of the first calls I make is to call one of these brokers, and develop a good relationship with a good broker.
