IMO, it's nearly impossible unless you have connections to lock up a really good deal, or found some really novice investors.  

If you are a novice investor in a normal (not California) market, I would advise against buying a duplex with no or negative cash flow.

A Consolidating Market is not for the novice, because one needs to know the market fundamentals to have capacity to accurately forecast the foundation level of the market and "know" if it will step down, how much, for how long, or move sideways, maybe step up, or whatever.

Many novices can not really understand this at all. 

So, I’m still very much a novice.
