It sounds like you're close enough to town that if you get a social media following you can attract a lot of people.

@Sam DrizinI accept CC payments with tenants using Square...works great and is simple..its not fully integrated but I track it and it all works out.

Media blast?

The integration with Amazon pickup boxes sounds like a cool feature. 

I have hopes then of spending much more time with my family and on my passions for media production. 

Based on social media posts (as well as some here), much of the problem does in fact lay at the feet of Landlords.

Agents, investors, lenders, contractors, property managers, underwriters, social media magicians!

So if you find one whose willing to operate in truth, honesty and integrity then they will not have a problem with the following (13) Rules of Engagement I have created when dealing with PMLs.1-I require that we transact all business using a local Title Company of my choosing, using their resources (i.e. title search etc), their loan servicing capabilities and an attorney of my choosing to draw up contracts. 

PS: As background, I researched the prospective tenants' social media online & would have been reluctant to rent to them.

@Ben Feder it is really important to understand the micro market that you invest in because of course it is going to be different than the national trends and averages being talked about in the media.
