Following interviews and podcasts with Robert Kiyosaki and he mentions multiple times about “Good debt” and “Bad Debt” so is it actually possible to obtain a property without any of my own money down?

Before you sign up and pay for your licensing course, identify and interview 2-3 brokers, where you might wish to hang your license once you get it, so that your eyes are wide open to the costs and the issues - high/low, good or bad. 

Seems like a good way to interview the GC before awarding thousands of dollars of work, and learning what to look for and how to price jobs out. 

Any particular questions I should be asking when I am interviewing CPAs or advise as far as things to consider with my situation? 

I’ve been interviewing turnkey providers and Memphis invest peaked my interest.

At the very least interview some other property managers in the area.
